If it hasn’t been paid online or received in our office by the end of the first day of the month.
What is the late fee?
$50 unless stated differently in your lease.
How do I pay my rent?
You can pay your rent through your tenant portal, which you can set up here. Otherwise you will need to deliver your payment to our office by mail or other means. There is a $10 handling fee for every non-online payment made.
Is there a fee for paying online?
There is no fee to pay by eCheck (ACH). However, there is a small fee charged by the bank if you pay by credit or debit card. That fee will always be disclosed before you finalize your payment.
Can I make my rental payment with cash?
No. Besides online payments, we accept checks, money orders and cashier’s checks.
Who do I make my check payable to?
Can I use my security deposit to pay my rent?
Why do I have a balance due?
If you have a balance due of greater than $10, you will receive a letter or email from us about the middle of the month. It will include a ledger showing all of the charges and payments on your account. Review it and if you still have questions, call our office.
How do I request a repair or maintenance?
Can I request maintenance or a repair by telephone?
No. All repair requests except emergencies must be made online at our website or through your tenant portal.
How do I get the pilot light lit on my heater?
Call the gas company at (877) 238-0092. They will test the heater for leaking gas and light the pilot for free. If you report to us that your heater is not working and our technician finds only the pilot out, the cost of the service call will be your responsibility.
How do I get another key to my unit?
Call our office so we can get a copy made and then come to our office and pay the $25 lost key fee and pick up the key.
When will the repair I requested be completed?
As soon as a vendor is available and you provide access to your unit. We complete repairs in the order in which we receive written requests unless there is an urgent repair that needs attention.
Can I have the vendor's phone number to schedule a repair directly with them?
No. A team member from our office or the vendor will contact you to schedule the repair.
Why am I being charged to clean out the garbage disposal?
The garbage disposal was tested and working prior to you moving in. If it stops working, it probably got jammed by something you put into it. Improper use of fixtures is not normal wear and tear so the repair is at your expense.
Why am I being charged to unclog the sink, toilet, shower or bathtub?
The introduction of foreign articles (e.g. paper, hair, grease, food, etc.) into the plumbing system is improper use of it and is therefore your responsibility to pay for its removal.
What is considered an emergency?
Something that is causing damage or about to cause damage (e.g. severe water leak or clogged and overflowing toilet or sink). In other words, it is something that must be repaired quickly. Call our office to report this type of problem.
How do I report an emergency?
Call our office and speak with a member of our management team. If it is after hours, follow the voicemail instructions to report an emergency. Your message is sent to a team member after you’ve left it. They will call you back shortly to determine the nature of the emergency and whom to contact to repair it. If you suspect a natural gas leak, immediately call the Gas Company at (800) 427-2200.

Who’s responsibility is it to have gas pilots lit on my appliances and heater?
Yours. When you contact the Gas Company to turn service on, also request that they come out and light your pilots and conduct a safety inspection.
Can I have a satellite dish installed?
You cannot mount or place a satellite dish anywhere on the property except inside your apartment or private patio or balcony and then only on a stand supplied by the installer. You may not drill any holes through a wall to run wires into your unit.
Can I paint my apartment?
Only with advanced written approval from us.
Can I rent out my apartment using Airbnb or a similar service?
No. Subletting is not allowed.
Do I have to give notice when I want to move out?
Yes. Written notice (email is OK) is required at least 30 days in advance of your last day in the unit.
Do I have to pay for carpet replacement when I move out?
Any damage to the carpet beyond normal wear and tear will be repaired or replaced at your expense. That would include, but not be limited to, holes, tears, stains or other marks that cannot be removed with cleaning.
